As of November 29, there are currently 25 single family homes available in Grayhawk. Over the last 6 months, 74 homes have sold and closed. That is an average of over 12 per month which puts us at just over a 2 month supply of currently available homes.
Most Real Estate experts will tell you that a normal market has a 5-6 month supply of available properties. More than that dictates a buyer’s market and less dictates a seller’s market. Therefore, as hard as it is to believe given the past few years, we are now in a seller’s market in Grayhawk! We actually are back to the days of multiple offers on homes and sellers calling for buyer’s highest and best bids.
Bottom line: if you have been waiting for things to get better to sell your home, the time is now as the inventory is very low and the number of active buyers is extremely high. If you have been waiting to buy a home, act quickly as the home you like is probably being looked at by other buyers who want it, too.
