Listing a Grayhawk Home Over the Holidays: A Week-by-Week Showing Calendar

Key takeaways

  • The Cromford® Market Index for the Valley was 66.7 on October 31, 2026 — a buyer's market, about 14 points lower than three months earlier.
  • Scottsdale's Cromford® CMI was 133.6 on October 29, 2026, still a seller's market and the highest among the Valley's large cities, but down about 14% from 156.1 a month earlier.
  • Grayhawk sits inside North Scottsdale (85255). There is no separate Grayhawk-only Cromford® reading, so I use the Scottsdale and Valley figures as context and then price to Grayhawk comps.
  • Mid-October Scottsdale snapshot (secondary): active listings rose from 1,236 to 1,454 while sale-to-list hovered near 96%. Demand held while supply grew.
  • Park vs. Retreat, lot orientation, and golf-season showing logistics matter as much as the calendar. A tired December listing often costs more than a short delay to finish prep.

Is it a good idea to list a Grayhawk home over the holidays?

Yes — for the right home. Most sellers assume Thanksgiving through New Year's is dead time. In Grayhawk it is closer to the opposite. Golf season is underway on the public Talon and Raptor courses, winter residents are back, and many of the buyers I meet between late November and early January did not fly in to browse casually. They have a short window, they want to see homes that fit a lock-and-leave or primary plan, and they often want a decision before they leave town.

The honest exception: if your home needs work you cannot finish before Thanksgiving, wait. A Grayhawk listing that shows tired in December can go stale by February, and days-on-market history is harder to erase than a few weeks of delay.

In my years in the Northeast Valley, the holiday period rewards homes that are already polished: clean outdoor living, current finishes, clear HOA and gate instructions, and a price that matches what buyers are already seeing in the comps.

Is Grayhawk in a buyer's market or a seller's market right now?

Grayhawk does not publish its own Cromford® index. What we can say with confidence is the market around it.

The Cromford® Market Index measures supply against demand. Above 100 favors sellers; below 100 favors buyers. On October 31, 2026, Cromford's Valley index was 66.7 — a buyer's market. Scottsdale's index was 133.6 on October 29, still a seller's market, though cooling quickly as more homes come up for sale. A mid-October Scottsdale snapshot showed active listings climbing from 1,236 to 1,454 in a month while sale-to-list stayed near 96%. Buyers did not disappear; inventory rose.

Grayhawk, as a North Scottsdale golf community in 85255, tends to track the Scottsdale side of that split more than the softer Valley average — but individual enclaves still trade on their own comps. Crown Point inside The Retreat prices differently from a Park Village patio home. That is why a citywide headline is never enough.

Context (not Grayhawk-only)Reading / note

Scottsdale Cromford® CMI133.6 on Oct 29, 2026 (seller's market; down ~14% from 156.1)
Mid-Oct Scottsdale actives (secondary)1,236 → 1,454; sale-to-list ~96%

Who is buying in Grayhawk in November and December?

Most of the serious winter buyers I see are seasonal owners, golf-oriented relocators, and out-of-state buyers comparing North Scottsdale golf communities. Some want a primary residence. Many want a home they can enjoy through spring and close up when they leave. They compare Grayhawk against other 85255 options, and they notice the difference between Park Village living and The Retreat's gated, more managed feel.

If they are weighing fairway-adjacent living, I often point them to our guide on living on the Talon Fairways. If they are comparing builder enclaves, Cachet vs. Avian vs. Encore is a clearer starting point than a generic listing portal. Sellers who want a hyper-local prep and pricing playbook for one Retreat enclave can start with selling in Crown Point.

What do serious winter buyers expect from a Grayhawk listing?

  • Documents up front. HOA packets, village vs. master assessments, recent utility ranges, and a dated improvements list. A buyer in town for ten days will not wait a week for paperwork.
  • Clear gate and showing logistics. Retreat showings need coordinated access. Friction at the gate kills momentum.
  • A home that feels move-in ready. Seasonal buyers rarely want a remodel they have to manage from out of state.
  • An honest story about Park vs. Retreat. Amenities, access, and dues structures differ. Pretending every Grayhawk address is interchangeable wastes everyone's time.
  • Pricing that respects the comps. Holiday buyers arrive having studied recent sales. Hope is not a pricing strategy.

What does a week-by-week Grayhawk holiday listing calendar look like?

Here is the calendar I use with Grayhawk sellers who want to be on the market through the holidays:

Week of Nov 16: pre-listing inspection items finished, landscaping trimmed, pool and spa serviced, daytime and twilight photos booked.

Week of Nov 23 (Thanksgiving): photos and video done early in the week; listing copy, HOA packet, improvements list and gate instructions ready. No launch on the holiday itself.

Week of Nov 30: go live Monday or Tuesday so the listing is fresh for the first full December weekend.

Weeks of Dec 7 and Dec 14: in my experience the busiest holiday showing weeks in Grayhawk; keep décor light and showing windows wide.

Dec 21 through New Year's: fewer first showings, more second looks from buyers already in town. Block the days your household needs.

Early January: re-check price against new competition before the January listing wave.

If the home won't be ready by the week of November 30, I usually suggest a clean January launch rather than a half-finished mid-December one. That's a readiness call, not a seasonal forecast; for the season-level question, see best time to list in Scottsdale.

How should you price a Grayhawk home during the holidays?

Price to Grayhawk comps, not to a Valley headline and not to last year's memory. Scottsdale homes were selling near 96% of list in the mid-October snapshot. Winter buyers are analytical. An overpriced Grayhawk listing in December does not get polite feedback — it gets skipped, then carries days-on-market into the spring wave.

If you want a neighborhood-level walkthrough of how timing, prep, and pricing work together inside one Retreat enclave, the Crown Point selling guide is a useful companion to this holiday-timing piece. The same discipline applies across Park and Retreat: condition, outdoor living, and a tight CMA matter more than guessing a magic listing week.

Does closing before December 31 matter?

It might, depending on your tax situation and your buyer's. Some clients prefer a year-end close; others prefer January. I do not give tax advice — talk to your CPA before you set a listing or closing date. On timing, a financed purchase usually needs about a month in escrow, so a year-end closing generally means an accepted offer by late November.

How do you show a Grayhawk home during the holidays?

Simply, and on your own terms. Keep decorations light enough that buyers still see the architecture, desert edges and outdoor living, and turn on landscape lighting before the early winter sunset. Golf-season buyers often play in the morning and tour after lunch, so late-morning and mid-afternoon windows get the most use. For Retreat homes, give the guard gate a standing guest list for the listing period and confirm holiday gate and HOA office hours a week ahead. Offer a strong video walkthrough for the partner who could not make the trip. Gate setup in detail is in our post on selling in a gated Grayhawk enclave.

FAQ: Listing a Grayhawk Home Over the Holidays

Is it bad to list a Grayhawk home during the holidays?

No. In North Scottsdale, the holidays overlap with golf season and winter-visitor activity. Fewer competing listings and more purposeful buyers often help a ready, well-priced home. The home must be prepared and priced correctly.

Is Grayhawk a buyer's or seller's market in November 2026?

There is no separate Grayhawk-only Cromford® index. Scottsdale was still a seller's market at 133.6 on October 29, 2026, while the Valley was a buyer's market at 66.7 on October 31. Price to Grayhawk comps inside that context.

Do Park and Retreat sell the same way over the holidays?

No. Access, dues, amenities, and buyer expectations differ. Retreat showings need gate coordination; Park Village homes often attract a different mix of buyers. Treat them as related but not identical markets.

When should I go live if I want to be on the market over the holidays?

In most years, the Monday or Tuesday after Thanksgiving, with photos finished before the holiday. That keeps the listing fresh for the first full December weekend.

Can I close before December 31?

Often yes if you accept an offer early enough. Financed deals typically need roughly a month in escrow. Whether a year-end close helps you is a CPA question.
