Furnishings are something that we as agents have to negotiate all the time. See, many sellers want to sell their furniture along with their homes. If you’re thinking of selling your home and want to make your furniture a part of a package deal, you should know what to expect going into the sale.
The reality is that buyers don’t really care how much you paid for your furniture, how cool it is, or what brand it is. It’s sort of like a car—once you drive it off the lot, it no longer has the same value. Typically, furniture constitutes very little value when you sell your home.

If you don’t believe me, call up a consignment store and ask them what they’ll give you for your furniture. You may be able to get a decent amount, but it will probably be nowhere near the price you paid for them.
Selling your home with furnishings can also skew your appraisal. If your buyer is using financing, it’s a good idea to keep the furniture on a separate bill of sale that isn’t reflected in the contract. If the appraiser sees $15,000 going towards your furniture, they’ll sometimes lower the value of the appraisal by that amount.
